I am looking to develop a model whereby I have true passive
income investors earning a strict interest income by
investing their money in my company and they will be granted
a first position mortgage on a general warranty deed (we are
not a "deed of trust" state in SC).

What are some of the pitfalls I should watch out for?

Dan
